OUR PHILOSOPHY
Executive Self
Storage Associates, Inc. (ESSA) has committed itself to
avoiding the "everyone does it" mentality. Our focus is on a
strict retail approach to sales and training. We believe we
are selling a retail product to our customers. We are not in
the real estate business, but rather in the sales business.
The managers are taught that they are in charge of a store,
not a site. We have customers, not tenants, and we are not
landlords, but retailers. Finally, the managers are taught
that customer service must be obvious.
It is easy to
clean a door when the customer is gone, but what would be
the impact if it were cleaned while the customer was there
to watch? • The people at the counter are critical to every
element of success. Therefore, our #1 priority is to manage,
train and continually monitor our people to make sure that
they not only have the tools, but the unquestionable ability
to be true professionals at their craft. • We believe that
the needs and goals of our clients must come first and
foremost. It is only within this dedication that ESSA can

THE METHODOLOGY
The Executive Self Storage, Inc.'s first focus is to produce results
by streamlining the operations, and to implement management control
reporting to make information readily available for market decision
making.
Our next step, unlike traditional approaches which emphasize
increasing the number of phone calls into the store, is to train the
on-site personnel how to close the already existing call base. This is
accomplished through specific training methods designed to increase the
closing ratio on the phone from the industry standard of 28% to a more
acceptable 40% to 60%.
Once the proper telephone training has been completed, the focus will
be to increase phone traffic with the use of advertising and marketing
developed through years of research which has been specifically designed
to target identified rental customers.
As our final step, a careful review of revenues and expenses will be
ongoing. A line-by-line analysis at all levels will be reported,
analyzed and agreed upon on a frequent basis. Close supervision of all
processes designed to determine and validate market share and
penetration will remain the highest priority. Competitive market studies
will be reviewed consistently for any changes that could have potential
impact on our business.
THE PERFORMANCE
Executive Self Storage Associates, Inc will work with your existing
staff personnel to get all the necessary legal, accounting, personnel,
operations information and other pertinent data so that a smooth
transition can be made.
We will immediately begin evaluation the facility and within a
reasonable period of time, we will begin to implement our management
techniques within your store. We will bring in a management team (or we
may retain your existing managers) and immediately begin a
training/transition period.
Once we have made all the necessary changes, we will continually
evaluate how the store is performing and implement various marketing
programs to ensure a continued increase in your bottom line.
THE RESULTS
Each store we manage has different results, which is why we evaluate
each facility on its own merits. Our objective is to show a continual
increase in revenues while simultaneously decreasing operational
expenses.
We work hard at achieving these goals and demand that our management
teams do also. Annual budget to actual reviews are done and we
constantly "up the bar" when it comes to performance.
